Building a New Screen Patio from the Ground Up

This blog focuses on a brand new screen patio build.

Unlike repairs or re-screen jobs, a new enclosure starts with a completely clean layout. Everything begins with measurements and making sure the structure fits perfectly on the existing concrete footprint. In South Florida, screen patios are not just cosmetic. They become an extension of the living space.

For this project we built a single story mansard style screen enclosure. The homeowner wanted something clean, simple, and strong. The structure was installed with aluminum framing anchored directly into the concrete slab, along with a structural gutter tied into the house. This allows the enclosure to handle water runoff and wind loads properly.

We installed Phifer 18/14 patio screen mesh throughout the enclosure. It provides great airflow while still keeping insects out. Two self closing screen doors were added so the enclosure also satisfies pool barrier safety requirements.

One thing homeowners often do not realize is how much engineering goes into a screen enclosure. Anchor spacing, beam size, and fastening patterns all have to meet Florida building code. When done correctly, the enclosure becomes a permanent outdoor room that lasts for years.

Seeing the finished patio is always the best part. A space that used to be open concrete suddenly becomes a shaded outdoor living area where the family can enjoy the pool without bugs or debris.

That is what makes building these patios rewarding. You are not just installing aluminum and screen. You are creating another room of the house.
